Who we work with

Built for associations and their management teams

Association Management Companies

CAM firms and community association management companies managing multiple communities across Southeast Michigan. We work directly with your team as the vendor contact, understand your reporting requirements, and maintain consistent service standards across your portfolio.

HOA Management Companies

HOA management companies responsible for single-family home communities, townhome associations, and mixed-use developments. We maintain common areas, entryways, and shared spaces to the standard your homeowners expect.

Condominium Association Boards

Self-managed condo associations that work directly with vendors without an outside management company. We provide the same documented proposals, scheduled service, and after-visit reporting — giving your board the accountability it needs.

Mixed-Use & Master-Planned Communities

Communities that include a mix of residential, commercial, and common area spaces. We coordinate grounds maintenance, site improvements, and capital project work across all property types within the development.

Why MPS

What makes us different for associations

Documentation your board can use

Every service visit produces a photo report: what was done, when, and conditions observed. Boards can share these reports with residents and include them in meeting minutes without chasing the vendor for records.

Written proposals before anything starts

Associations have approval processes. We write a clear proposal with full scope and pricing before any work begins — giving your board exactly what it needs to review and authorize work without ambiguity.

Predictable seasonal pricing

Seasonal service agreements with fixed pricing let boards budget accurately and avoid surprise invoices. Grounds maintenance, snow management, or both — one agreement, one invoice, no scope creep.

One vendor, every exterior need

Grounds, snow, site improvements, capital projects — handled through one relationship. Boards and managers are not coordinating multiple vendors with different schedules, invoices, and accountability gaps.

Not a residential landscaper

Community associations are not residential clients. We are a commercial property services company with commercial equipment, commercial contracts, and a commercial approach to accountability and documentation.

Capital project support for reserve items

Parking lot repairs, drainage corrections, concrete work, and site rehabilitation are common reserve study line items. Our construction background means we scope these accurately and coordinate the right specialty trades.

How we work

A process boards can follow

Walk the property

We walk the common areas, document existing conditions, and identify what the community actually needs — not what we assume from a phone call.

Written proposal

You receive a professional proposal with full scope and pricing — structured for board review and approval. No work begins until it is authorized in writing.

Deliver & document

We execute the work and provide photo documentation after every visit. Reports are ready for board meetings, resident updates, and association records.

Questions

Frequently asked questions

Do you maintain common areas for condominium associations?

Yes. Common area grounds maintenance — including entryways, common lawns, perimeter areas, parking lots, and community features — is a core part of our association services. We maintain condominium associations throughout Southeast Michigan on seasonal and year-round agreements.

Do you work directly with HOA management companies?

Yes. We regularly work with HOA management companies and community association managers (CAMs) as the primary contact, and coordinate with association boards as needed. We understand the approval and reporting requirements of managed communities and build those into our service agreements.

Can you provide documentation and reports for board meetings?

Yes. Documentation is built into every service visit. After each grounds maintenance visit, snow event, or project, you receive a photo report with date, conditions, and scope. These reports are suitable for board presentations, resident communication, and association records.

Can you handle grounds maintenance and snow removal under one agreement?

Yes. Many of our association clients combine grounds maintenance (April–November) and snow & ice management (November–April) into a single year-round service agreement — one vendor, one point of contact, consistent accountability through every season.

What size communities do you work with?

We work with condominium associations, HOA communities, and mixed-use developments of varying sizes. The right fit is not about unit count — it is about whether we can deliver consistent, documented service that meets the association's standards and the board's expectations.

How do we get started?

Contact us to schedule a property walkthrough. We walk the common areas, document conditions and scope, and provide a written proposal with clear pricing before any work begins. No obligation — just a practical first step.
