Condition problems surface when a property changes: an acquisition, a vacancy, a new listing, a change in ownership or years of deferred maintenance. MPS assesses the site, identifies what has been neglected, mobilizes the right vendors and brings it back to a condition that can be maintained.

Recovery is not sold as cleanup. It is the first stage of managing the asset: assess, restore, maintain, improve. Once the baseline is set, the property can move into recurring oversight and a prioritized improvement plan.

Properties rarely need every improvement at once. MPS identifies which exterior conditions affect appearance, function, leasing, safety or long-term cost, prioritizes them with ownership and coordinates the approved work through completion.

Typical scopes include entry and facade improvements, exterior cleaning, hardscape repair, drainage corrections, lighting and signage coordination, landscape renovations and the repair items that come out of an inspection or a tenant walk.

What role does MPS play on a project?

MPS represents ownership. We define the scope, set budget expectations, solicit and compare contractor proposals, coordinate the selected contractor, monitor execution, verify completion and assemble closeout documentation. Ownership retains approval authority at each stage.

Does MPS act as a general contractor?

MPS coordinates projects on behalf of ownership and is transparent about which portions of any scope it performs directly and which are performed by qualified specialty contractors. Where a project requires licensed trades or professional design, those parties are engaged for that work.

What size projects does MPS coordinate?

Smaller commercial repair, improvement and capital projects where a single accountable point of contact adds value: pavement and concrete, drainage, exterior repairs, entry and facade improvements, site rehabilitation and similar work. The right starting point is an assessment and a written recommendation.

Can MPS help with a property we are acquiring or selling?
