Commercial Capital Projects
Scope development, budgeting, contractor evaluation, and coordinated execution for commercial exterior projects that go beyond routine maintenance.
One contact for projects that go beyond maintenance
Exterior projects can involve overlapping scopes, inconsistent bids, specialty contractors, operational constraints, and difficult budget decisions. Without one party coordinating the process, ownership is left comparing proposals and managing execution alone.
MPS helps define the work, establish budget expectations, evaluate proposals and contractor qualifications, and coordinate the approved project through completion.

Common questions
Frequently asked questions
What does MPS self-perform on capital projects versus subcontract?
We self-perform site cleanup, grading, vegetation work, and general site preparation. For specialty trades — asphalt, concrete, drainage, and structural work — we coordinate appropriately qualified specialty contractors. We are transparent about this in every proposal.
Can MPS manage the whole project, or do we still need to coordinate contractors?
We serve as the single point of contact. You retain visibility and approval authority while MPS coordinates scopes, schedules, contractor communication, and completion reporting.
How does MPS's construction background help on these projects?
MPS is led by more than 10 years of experience in construction, contracting, and commercial customer relationships. That experience supports clearer scope review, more informed bid comparison, realistic scheduling, and stronger communication between ownership and the contractors performing the work.
Can you help with a parking lot that needs asphalt and drainage work?
Yes. MPS can assess parking-lot concerns involving asphalt, concrete, striping, drainage, or related site conditions and develop a coordinated recommendation based on the property's needs.
What size projects do you handle?
We focus on practical commercial capital projects where a single point of contact adds real value. Project size is determined by the property and the scope, so the right starting point is a walkthrough and a written proposal.
